The beginning of December is already here! It’s the first Saturday of the month which means it’s time to get comfortable and take a look at the Penfield housing stats for November. Here are the numbers:
In the last 30 days, 73 properties were listed with an average sale price of 265K. This is lower than last month, which isn’t surprising with the holidays upon us.
Of homes listed in the month of November: 47 have already gone under contract with a median price of 200k. The average days on the market was 12. There may not be as many listings, as is the trend this time of year, however, the market is still moving fast with homes that have the wow factors: excellent condition, a great location, and a competitive price.
In the last 30 days, 21 properties have sold with a median closed price of 223k at 98% of the asking price!
As we hit the December market, we will see less activity, which is a normal trend in the housing cycle. Wise buyers and sellers will not take a holiday from the Penfield housing market. As you are out and about shopping for the holidays, consider adding a move to your list. Some sellers tested the market, priced their homes too high and are now making adjustments. Some buyers didn’t quite find what they are looking for and would like to take advantage of low-interest rates.
